Body:

Sorry about yesterday's email about the Philly2Night.com VIP card.  I realized most of the dates had passed but they have free events all year.  Even at the $15, it seems like a good deal.

Hope everyone is enjoying the great weather - so much better than all that rain.  Enjoyed the first beach days in Avalon over the weekend.  Hopefully we can avoid the rain on Sunday for the Bike race.  For those that do not know, the Bike Race is a big party on 'The Wall' in Manayunk.  It is one of my favorite Philly days of the year.

A few weeks back, I went to a DJ event in FDR (near the stadiums).  For anyone in to BMX or skate boarding, there is a really incredible area to play in - developed by locals who built if to play in - very impressive and still expanding.  It is directly under 95. parkksating bmx area under 95.  I just googled it and found this.

For anyone looking for good data on the Phillies season, check out this site: http://www.baseball-reference.com/teams/PHI/2011-schedule-scores.shtml

I have been super busy in between the shore, Preakness, Phish shows (2 in Holmdel, NJ this week), and of course WORK.  My Temple new build is going up quite nicely.  Here is a photo from today.  We are completing our HVAC, plumbing, electric, stucco, and brick work by this weekend and am ready to insulate and start drywalling next week.  I think I already have them rented too which is great.  In addition, I had a recent rehab in the northeast that we completed and put under contract within a week of it being on the market.  Some photos here of that one.  Plus there are other projects happening.....but I am never too busy to help you buy/sell as your Realtor.....And rates are still great as a headline I read this morning states: Fixed Mortgage Rates Continue Downward Slide.   Freddie Mac today released the results of its Primary Mortgage Market Survey (PMMS), which showed fixed-rate mortgages declining for the seventh consecutive week to new lows amid continuing weak economic and housing data. The 30-year fixed averaged 4.55 percent and the 15-year averaged 3.74 percent.  - Mark
